ADVANTAGES OF PURCHASING A LEASEHOLD INTEREST PROPERTY

  • Access to increasingly rare undeveloped land within The City of Whitehorse

  • In the case of commercial leases, the lease obligation can be paid as an upfront lump sum or annualized over a longer period of time years (typically from 25-99). A longer lease term frees up working capital to support your business’ operations and growth

  • Leases are all registered with the Yukon Lands Title Office, providing the security and “mortgage-ability” that purchasers often want

  • The lease itself is an asset that can be assigned (sold) to another eligible buyer

  • Chu Níikwän Development Corporation is wholly owned by the Kwanlin Dün First Nation (KDFN) and governed by an arm’s length Board of Directors. Chu Níikwän develops and leases real estate within its real estate holding company, Da Nan Developments Ltd. (operating as Whitehorse Properties LP).

KDFN is the largest private landowner in the City of Whitehorse with 85 settlement land parcels totaling over 2,385 hectares. KDFN was the first Yukon First Nation to register title of some Settlement Lands with the Yukon Land Titles Office. This means tenants will purchase a leasehold interest that will be registered in the Yukon Land Titles Office, may be bought and sold, and eligible purchasers can qualify for mortgages and other financing options offered by financial institutions.

Leasehold interests on First Nations lands have a long and successful track record. Notable examples include: Sun Rivers Golf Resort Community in Kamloops, BC (Tk’emlups Indian Band), Delta iPort (Tsawwassen First Nation), and Senkulmen Business Park (Osoyoos Indian Band), to name a few.
